Structural Integrity & Facade Assessment

Comprehensive Diagnostic Structural Health Auditing

Comprehensive Diagnostic Structural Health Auditing

Structural deterioration, façade degradation, environmental exposure, water ingress, material aging, and loading stresses can progressively compromise the safety and performance of buildings if left unmonitored. AL QIMAH INSPECTION SERVICES LLC provides comprehensive structural integrity and façade assessment services, identifying material deterioration, internal defects, reinforcement corrosion, façade distress, anchorage failures, cracks, delamination, and other potential defects before they develop into major safety or structural concerns.

Using a combination of non-destructive, semi-destructive, and visual inspection methodologies, our multi-disciplinary inspection team acts as an independent diagnostic partner for developers, property owners, facility managers, municipal authorities, consultants, and building operators across the UAE.

We utilize calibrated diagnostic instruments and advanced inspection techniques to obtain accurate physical data, assess existing conditions, identify deterioration mechanisms, and support informed decisions for repair, rehabilitation, maintenance, and asset management.

Key Inspection & Testing Scope

Our technical inspection suite covers structural elements, concrete components, façade systems, cladding, glazing, sealants, and associated anchorage systems, including:

Visual & Detailed Façade Inspection: Systematic assessment of façade elevations to identify cracks, spalling, delamination, staining, corrosion, loose components, damaged panels, failed joints, and other visible defects.

Rebound Hammer Testing (Schmidt Hammer): Non-destructive surface-hardness profiling to provide an indication of concrete quality and assist in assessing variations in surface condition.

Concrete Core Drilling & Laboratory Testing: Semi-destructive extraction of concrete cores for laboratory testing to verify compressive strength and assess the actual condition of structural concrete.

Ultrasonic Pulse Velocity (UPV) Testing: Assessment of ultrasonic wave propagation through concrete to identify potential internal voids, cracks, honeycombing, discontinuities, and areas of reduced material quality.

Reinforcement Cover Mapping (Ferroscan): Electromagnetic scanning to determine reinforcement location, spacing, orientation, and concrete cover depth, supporting structural condition assessment and repair planning.

Crack Monitoring & Expansion Analysis: Measurement and periodic monitoring of cracks and fissures to determine their extent, movement, progression, and whether deterioration is active or stabilized.

Façade Cladding & ACP Panel Assessment: Inspection of ACP and other façade cladding systems for panel deformation, detachment, joint deterioration, corrosion, fixing defects, damaged panels, and inadequate support conditions.

Façade Anchorage & Fixing Assessment: Inspection of brackets, anchors, fasteners, support frames, and connection points to identify corrosion, loosening, deformation, installation defects, or potential loss of attachment.

Sealant & Joint Condition Assessment: Evaluation of façade sealants, expansion joints, perimeter joints, and weatherproofing interfaces for cracking, debonding, shrinkage, deterioration, and water-ingress risks.

Glazing & Curtain Wall Inspection: Assessment of curtain wall systems, glass panels, gaskets, pressure plates, mullions, transoms, and associated components for visible defects, movement, deterioration, and potential safety concerns.

Delamination & Debonding Assessment: Identification of concealed or developing areas of debonding and delamination in concrete, render, coatings, tiles, and façade finishes using suitable NDT techniques.

Corrosion & Deterioration Assessment: Investigation of reinforcement and metallic components affected by corrosion, environmental exposure, carbonation, chloride ingress, or prolonged moisture exposure.

Water Ingress & Moisture-Related Defect Assessment: Investigation of visible moisture damage, staining, leakage paths, façade joint failures, and other conditions associated with water penetration.

Rope Access-Based Façade Inspection: High-level and difficult-to-access façade areas can be inspected using qualified industrial rope access technicians, providing close visual access without extensive scaffolding or access equipment.

Structural & Façade Diagnostic Parameters

The assessment can include evaluation and documentation of:

Concrete surface condition and deterioration
Estimated concrete strength and uniformity
Internal voids, honeycombing, cracks, and delamination
Reinforcement location and concrete cover
Reinforcement corrosion and exposure
Crack width, pattern, location, and progression
Façade panel condition and stability
ACP/cladding fixing and anchorage condition
Curtain wall and glazing components
Sealant and joint deterioration
Façade support brackets and secondary steelwork
Water ingress and moisture-related deterioration
Localized deformation or displacement
Environmental and exposure-related deterioration
Areas requiring further investigation or remedial intervention

Diagnostic Outcome

Following inspection and testing, AL QIMAH INSPECTION SERVICES LLC can provide a comprehensive technical assessment comprising inspection findings, photographic documentation, test results, defect mapping, condition classification, identified deterioration mechanisms, and recommendations for further investigation, repair, rehabilitation, or preventive maintenance.
